The Jackson Family's  Original Real Estate Office around 1890 -   Howard Jackson's Great Grandfather 

Integrated Real Estate Services, Inc., continues the Jackson family name  from the days the family real estate business was founded by Howard Jackson's Great Grandfather circa 1890, carried forward during the early part of the 1900's including the Great Depression, World War II by Anne Jackson, Howard Jackson's   Grandmother. The office was located in Cedarhurst, Long Island, New York.

PURPOSE OF APPRAISALS:  The typical purpose of our appraisal assignments are for tax certiorari, matrimonial and equitable distribution, mortgage financing, estate planning, condemnation, land use and zoning, environmental damage valuation, malpractice, appraisal review, real estate title issues, failure to honor right of first refusal, breach of contract, damages occurring to neighboring property during construction.

 

AREAS COVERED:

New York Metropolitan area, New Jersey, Connecticut, Massachusetts and the 26 major United States markets over the next three years.

 

PROPERTY TYPES APPRAISED:

Residential: The typical 1 and 2-4 family houses including the large estates, subdivisions and waterfront properties. 

Commercial properties -  industrial, retail, office ( from single owner user to the large skyscrapers), hotel, motel, amusement parks, research and development,  religious, mixed use, medical, hospitals and any other income producing property.

Real estate taxation has been and will continue to be a greatly contentious issue across the United States.  In addition to our expertise in tax certiorari, re-assessments, assessment review commission projects and protocols, there are related areas we can provide services.

Computer Aided Mass Appraisals (CAMA): We, along with our various joint venture partners,  and colleagues offer a variety of all of the latest technological innovations in this area which are implemented using Geographic Information Systems (GIS) and other computer software.  This is very effective in appraising, real estate brokerage and finance, marketing, mass re-assessments and validating assessments or collateral assessments for the various desktop underwriting projects for mortgage lending. 

There are also on-line sales search (street name, owner, class, block/lot), assessments, tax maps for many areas of the United States.  In some areas, this includes the income and expense information.  This will be expanded nationally.

Our appraisals are prepared by top professionals in the appraisal field who hold designations such as MAI, SRA as well as state licenses. They continually stay at the forefront of the market by keeping abreast with current publications, market research and continuing education courses as well as legal issues affecting real estate.

We have the state of the art computer software and hardware which is an integral part of report processing, color graphics, EDI, CAD, appraisal applications, GIS, databases, appraisal techniques and computer aided mass appraisal models (CAMA) also known as (AVM's) in a certain subset.  This software is the fifth generation of development/integration from   THE REAL ESTATE APPRAISAL DATA MANAGEMENT SYSTEM ©™ by  Howard Jackson 1981. It  was cited in a Society of Real Estate Appraisers newsletter (June 9, 1982) "as being the most advanced and complete software of anyone at the seminar". New upgrades and applications are regularly incorporated into our system. Additional resources include an in house IT department, remote computer databases, regular county clerk services, subscriptions to major real estate and financial publications. We have created an extensive appraisal library over the years that is regularly incorporated into our services.
